Downsizing Your Home in Don Mills

Such a great area for all Downsizers. There are some large homes that Downsizers in Don Mills want to sell and move from. Why? They are just too big. The kids are on their own now and the house and grounds are just too much. However, this area offers neighbourhoods where you can easily Downsize to. There are older condos located in the area that offer large square footage so you don’t necessarily have to sell all your furniture. We do love our stuff don’t we? We spent our lives accumulating our cherished items and my goodness we want to take things with us! There are also some fantastic townhomes and loads of bungalows. It’s Downsizing heaven! So much so that when I meet with clients who wish to sell their homes in the central core I tend to discuss Don Mills as one of my favourite choices.

Don Mills was the very first fully planned community – built between 1952 and 1965. The community features a modernist style. House styles include detached and semi-detached models and roughly half of the residential units built were apartments. 

Interesting fact: in many ways, Don Mills has served as the blueprint for suburban development in Toronto and contemporary residential neighbourhoods.

The Shops at Don Mills with its open-air feel, and combination of shops and eateries, opened in 2009 in the central hub of Don Mills and has proven extremely popular with residents and visitors alike. The new Eglinton crosstown LRT, nearing completion, will add rapid-transit options to parts of Don Mills and is reflected in the significant new developments taking shape.

All of these things make Don Mills one very popular and in demand location for Buyers. And if you wish to stay in Don Mills there are just so many popular housing styles to transition into.

Rightsizing is a word which we see more often now to really capture the essence of what the Buyer wants. It doesn’t always translate into smaller space.

Transitions In Life

Here’s a story for you. We recently helped a senior downsizing client move from her now too large for her alone three bedroom bungalow in Don Mills. Although it was perfect from the perspective that it was a flat living space with few stairs, the property itself was large and lush with a manicured garden but increasingly too much work for her. She was newly widowed and felt a bit afraid to live alone in the house. She cherished her independence and felt that it was time to move. She had her eyes on a beautiful luxury condo right in her neighbourhood. Indeed, a neighbour of hers had actually made the move just a couple of years earlier and when she saw her apartment she realized that some day she also wanted to be there.  A unit came up and she bought it and successfully sold her Don Mills bungalow. She has made new friends and has even joined the Board of Directors of the condo. She is thriving there and her children, who no longer live in Toronto, feel their Mom is in a great place.
