Downsizing Your Home in the Greater Toronto Area

The GTA is huge! There is every conceivable style of housing available and the choice of neighbourhood amongst other factors will dictate the pricing.

With a population exceeding six million people, the Greater Toronto Area (GTA) has the greatest population of all metropolitan areas in Canada. It includes the City of Toronto and the regional municipalities of HaltonPeel, York and Durham. The Greater Toronto Area extends from Burlington in Halton Region, continues along Lake Ontario past downtown Toronto and east to Clarington in Durham Region.

The Greater Toronto Area together with the City of Hamilton and the Niagara Region form the core of what is known as the Golden Horseshoe.

The Government of Ontario passed legislation in 2005 to limit urban development and sprawl on environmentally sensitive land in the Greater Toronto Area. Known as the Greenbelt, some of the protected areas include the Oak Ridges Moraine, Rouge Park and the Niagara Escarpment. The “Places to Grow” legislation emphasizes higher-density growth in existing urban centres until 2030.

This is significant to know about as this defines and influences future housing construction within the GTA.

Transitions In Life

Here’s a story for you. Not all downsizers are Baby Boomers or their Senior parents looking to Rightsize. Sometimes it’s a separation or divorce situation. Recently we helped a couple who were separating. They had been living in a fairly new community in the southwest corner of Scarborough.  They needed to sell the home and each of them were moving to either buy or lease a new home individually. In fact, Ms. Seller had stayed in the home during the separation period and the divorce was imminent. She was moving out of the city where she was raised to buy a home closer to her parents, while Mr. Seller was moving into a rental building to stay close to his Toronto job. The preparation, marketing and sale of the home went very smoothly, and the home sold for top price. We were able to assist Ms. Seller with the purchase of her new home as well. Mr. Seller had been leasing during the separation period and continued to do so.

Transitions come in all forms and each individual decides what is right for them. So, the term Rightsizing fits this scenario quite well.
